Overview
A thorough material takeoff is the foundation of every accurate construction estimate. It involves systematically measuring and quantifying every material required for a project from the construction drawings. This guide walks through the entire process, from plan review to final quantity verification.
The Takeoff Process
The material takeoff process begins with a complete review of all architectural and engineering drawings. Our estimators use industry-leading software including PlanSwift, Bluebeam Revu, and On-Screen Takeoff to perform digital measurements. Every wall, floor, ceiling, and structural element is measured and categorized by CSI division.
After initial quantities are calculated, a senior estimator reviews the takeoff to verify accuracy and catch any missed items. Waste factors are applied based on material type and project complexity.
Common Mistakes
- Skipping wall openings and subtracting incorrectly
- Applying the wrong waste factor for the material type
- Missing specialty items like blocking, bracing, or accessories
- Not accounting for material overlap and pattern waste
- Using outdated unit costs instead of current market pricing
